VR Home Tours get listings sold. As a 3D Matterport Walkthough and Drone company here in Charlotte, I am always staying on top of what is needed to sell homes. I just read a fantastic article from Realtor®Mag, the official magazine of the National Association of Realtors®, that states how Coldwell Banker surveyed more than 3,000 potential home sellers about VR Home tours. According to the article, about 62% of home sellers said they would hire an agent that offers VR Home tours over those who don’t. On the flip side, 77% of potential buyers said they would rather see a VR home tour before going out to see a property. You can read the full article here.
As the owner of South Charlotte Drone, Inc. I am excited about the survey results that Coldwell Banker published. When I create a 3D Matterport Walkthrough, I give the listing agent a Branded and Non Branded link for them to upload to the MLS, as well as all Social Media outlets and webpages and I include the VR technology. In fact, I give a pair of VR goggles like in the picture above free with every Matterport shoot I do. This way, the listing agent can give them to the seller to show them what buyers will see…a complete immersive Virtuality (VR) home tour experience.
In Charlotte, there are a lot of International buyers moving to the area. If they are able to virtually “Walk Through” a home for sale, they could possibly pick your home over the one that just shows 24 pictures. Buyers who are relocating to the Charlotte area from out of state also will benefit from VR home tours. It is hard just sifting through pics on the Internet for a buyer. If buyers are able to “Walk Though” every home they see, they can sift out the homes they don’t like versus the homes they do like. This way, if they are not interested in your listing, your seller does not have to waste their time leaving for the showing appointment. With VR Home tours, when you do get a showing, you will most likely know they are seriously interested.
NBC also did a report on the importance of using VR technology in the Real Estate Video Walkthrough. I am in total agreement with their video on the subject of VR Home Tours which also featured Coldwell Banker as the forefront of whois adopting the technology. When a buyer puts on his own VR goggles, they can literally look from floor to ceiling and wall to wall. They can investigate the moulding, the lighting fixtures, the kitchen amenities and more. There is no way that the 24 pictures most Realtors® put up to the MLS (especially here in Charlotte) can show a buyer all that.
